There is strong demand for social housing in Cherwell and relatively short supply.
In 2020/21 we received over 3,000 applications to the housing register and let only 666 properties. We expect to let fewer properties in 2021/22.
The number of active applications on our housing register has risen from around 1,200 at the start of 2020/21 and is expected to be over 2,000 by the end of 2021/22. Waiting times to secure social housing through HomeChoice have therefore increased in recent years.
Waiting times are very difficult to accurately predict. This is because it depends on a number of factors such as the band applied to your application and your individual property requirements (including property size, type, location, floor level, mobility needs etc). It is also difficult to predict the number and type of properties that will become available that meet your needs.
In most cases, it will take many months to secure social housing through HomeChoice even for applicants in the higher priority Bands. For those that need larger properties such as 3 or 4 bedroom homes the wait is likely to be longer and could be over 1 or 2 years even for those in the higher priority bands. Some applicants in Bands 3 and 4 may not secure a property through HomeChoice for many years, if at all.
To get an idea of the supply and demand for the type of property you require, you can view recent lets using the property search function and selecting Recent lets. This will show the number of bids for each property and the band and effective date of the applicant that finished at the top of the shortlist. The property is not always let to the applicant at the top of the shortlist, for example if the applicant at the top refuses the offer, or they do not meet the letting criteria.
To increase the chances of securing a property through HomeChoice more quickly you should place bids as often as possible and consider all locations within Cherwell. If you are only able to consider specific areas or property types, this is likely to increase the amount of time you wait.
